Lamis Al-Kaisi, health and safety advisor at Genesis, stresses that the Guardian 24 software is just one safety mechanism the housing association has put in place for lone workers. Guardian 24 came on to the UK market in 2005 and also offers safety training and advice for employers like Genesis, which pays £2,000 a month for a licence to use the system. In July 2010, it made it compulsory for these members of staff to use Guardian 24, a mobile phone-based system which employees can use to alert their line managers if they encounter problems once they are alone in a property. No matter how cheerful and bright the day, Mr Lanham has no idea what lies behind each closed door.

The 38-year-old makes house calls to around 40 tenants each week and although the reasons for his visits are many and varied there is one constant - he is always alone.
